Roof Cleaning in NJ is relatively new compared to southern states. Below explains what is on the roof, how to clean the roof & some of the benefits of having your roof cleaned.
What are those Black Stains on my roof? - The black streaks are an algae called Gloeocapsa Magma. The roofing manufacturers reformulated asphalt shingles in the 1980s adding crushed limestone. The limestone is the food source for the algae. In most cases it will start growing on a North or West facing side of the roof. This provides the ideal environment (with moisture & shade) for algae growth in NJ.
The other two culprits are lichen & moss. Lichen is flat & greenish in color. Moss is also green & looks like a puffy ball. Both have root system growing into your shingles . These root systems will knock off the granules & lift up the shingles allowing water to get underneath, similar to tree root lifting up a concrete sidewalk. The granules main purpose is to reflect the harmful rays from the sun & add to the curb appeal with a variety of colors.
How we clean your roof - The Asphalt Roofing Manufactures Association (ARMA) recommends using a specialized cleaning solution and LOW PRESSURE to clean & protect your roof & shingle warranty. This process consists of using VERY LOW PRESSURE to apply specialized cleaners (see video above). This will ensure your roof is cleaned thoroughly to maximize curb appeal

Roof cleaning or roof washing in NJ is a relatively new concept . People have been cleaning their roofs in the southern, more humid, states for many years. The algae (Gloeocapsa Magma - black streaks or black stains) thrives in areas of the country with high humidity. Although South Jersey and the rest of NJ is not as humid as Florida or other southern states, it is bad enough for the algae to grow and feed on the shingles.
The Asphalt Roofing Manufactures Association (ARMA) recommend low pressure washing with specific chemicals to remove the black streaks and other contaminants from shingles. They also say to NEVER use high pressure or power washing to remove the black stains because this equipment will damage the shingles and void the warranties.
The ONLY safe way to clean a roof is low pressure or Soft Washing. This will ensure that your shingles, roof and home are cleaned and protected.
A low pressure soft wash is also used on all types of algae, moss and lichen. Moss and Lichen have a root system attaching them to the granules on your shingles. These can be removed with a power washer or even brushed off but they will still have a strong grip on the granules thus removing them and causing damage to your shingles & roof. It is best to kill the moss or lichen first, let them dry out, get brittle and then they will fall away causing the least amount of damage and extend the life of your shingles & roof.
A clean roof will enhance the curb appeal of your home which will ultimately raise property values and help homes sell faster especially in this slow economy.

Is Algae on your roof??
Look closely at the picture above. The upper roof, above the window seems to be free from algae BUT if you look at the down spouts on either side of the window you will notice black streaks, algae... The algae is in a very thin layer on the upper roof and gets concentrated when rain pushes it into the gutters and out the down spouts onto the lower roof.
